Rules & Regulations

La Hacienda RV Resort is an age 55 community. Space rent is based on up to two people, one must be 55 years of age or older and the other at least 50 years of age. Each space is permitted one self-contained recreational vehicle, or park model, subject to management approval, and the resident’s passenger vehicle(s) (limit of 2, if space allows).

Please wear your name badge when attending or participating in park activities. These can be ordered in our office for a nominal fee.

PAYMENT OF RENT

Payment of rent is due upon registration. Short-term residents will have rent due each month on their registration day. If an RV owner wishes to rent for a year, the rent will be due on a quarterly basis.

The annual rent for park model owners is due October 15th of each year with the choice of paying one payment or paying quarterly. If payment is over 15 days late a $25.00 late fee will be assessed each month until balance due is paid.

Space rent includes free satellite TV, internet service, water, sewer, mail delivery to locked boxes and trash disposal. Rental rates are based on a maximum of two people per unit.

CHECK OUT

Check out time is 12 noon. Please notify the office in advance if you are leaving the resort. Monthly residents must have electric meters read and payment made before departure. Please leave a forwarding address with the office.

RULES OF THE ROAD FOR CARS & BICYCLES

Speed limit is 10mph. Be sure to obey all STOP signs. Use caution at intersections.

QUIET HOURS

Quiet hours are from 10pm to 7am. Disturbing noise – loud radios, TV, parties – are not permitted at any time.

VEHICLE PARKING

Residents are to park their vehicles in their own driveways and not park on the street or unoccupied sites.

Overnight street parking is always prohibited.

Parking spaces around the office/pool complex are for residents who need to drive to the facilities or for visiting guests.

MAIL

There will be a $5 deposit for the key to your mailbox, which corresponds to your space number. It is important that your correct site number is displayed on all correspondence and that the office staff is alerted if you will be receiving mail for a business or another person.

OVERNIGHT GUESTS

Overnight guests are welcome provided they register at the office upon arrival and a guest fee is paid. There is no charge for children under age two. Guests must abide by all rules and regulations of the resort. Residents are responsible for the actions and conduct of their guests. Children under age 18 must be accompanied in all recreation areas by park residents.

PARK MODELS

Park Models coming into La Hacienda can be up to 12′ wide, with 400 sq. ft. of living area. They must be five years or newer, and receive written approval of management prior to setting. Resident is responsible to provide resort manager a copy of the permit from Pinal County when setting a park model. Minimum setbacks are 6′ front, 3′ sides, 5′ rear. Any structural additions or changes to a park model must be submitted to manager for approval. Additional concrete may be added to extend driveway and patio with manager’s approval and at residents expense. Air conditioners are to be mounted at the rear of park models.

RESALE OF PARK MODELS

La Hacienda residents are welcome to live in their park models as long as they wish. However, when a park model is listed for sale it must meet current architectural standards in order to be resold and remain in the resort. This policy protects the investment of all park model owners and keeps the high quality appearance of the resort.

See management for specific requirements as to windows, siding, approved earth tone exterior colors and shed setbacks.

SKIRTING & AWNINGS

Awnings shall be aluminum and must meet Pinal County specifications for 20# live load. Skirting material is to match that of the park model and extend to the ground around the perimeter of the park model. Access doors are recommended on the side or rear. The skirting and awning must be installed within 30 days of move-in.

DECKS & FENCES

Decks are allowed if under 28″ in height and constructed of cement board material. Observe the setback requirements of 3′ on the side and 5′ on the back. They should never be over water or utility lines.

Fences are to be placed on the rear property line using either solid or lattice style vinyl material. The maintenance men will mark the line for you.

ROOM ADDITIONS

Room additions can be up to 300 sq. ft. and be constructed to match the siding of the park model. Minimum setbacks are 5′ side and 5′ rear.

Room additions are allowed on park models regardless of age if the park model has had a total exterior update as per specifications.

Plans for the room addition must be submitted to the resort manage for approval and a Project consent form will be issued. A permit is required from Pinal County Building Department. Upon final inspections, bring the permit to the office so a copy can be held in your file.

MOTOR HOMES, TRAVEL TRAILERS, 5TH WHEELS

Motor Homes, Travel Trailers, 5th Wheels must be approved by management based on the following criteria: be 10 years or newer when they come into the resort, be self-contained, be a minimum of 24′ in length and a maximum of 40′ and be properly maintained. No permanent awnings, structures or skirting material is allowed.

If an RV is still in La Hacienda year-round and reaches the age of 20 years from the date of manufacture, space rental will no longer be available.

INSURANCE

Residents are required to carry property insurance and general liability insurance, having a minimum single occurrence limit of $300,000.

YARDS

When improving your site, check with the management before planting shrubs to be sure you do not damage water or utility lines. Suggested landscaping materials are flowers, miniature cactus and decorative rock.

Clotheslines are not allowed. Please dry clothes in dryers or inside your RV or shed. Unsightly storage under and around the RV and shed is not allowed.

FIRE PITS

In respect for others, no wood burning firepits will be allowed, but propane fire pits are acceptable.

SHEDS

Each space is allowed one storage shed no larger than 8′ x 10′. It is to be either metal or hardy board if matching the resident’s park model. Management approval is required to insure setbacks of 3′ side and 4′ rear are met and that the shed is not over any water or utility lines. The maintenance staff will mark the setbacks for you.

A permit is required from Pinal County Building Department if electrical service or plumbing is installed in the shed.

PETS

Residents with a small or medium-sized dog will select a site in the designated pet area. We do not allow more than two dogs per site or certain breeds, i.e., Rottweilers, Pit Bulls, Dobermans, Chows, German Shepherds or wolf breeds.

EVERY dog must be on a leash at all times and must remain in the pet area only. Dogs may be walked outside the park using the west gate. No pets are allowed in the retention area or on the putting green. Owners are responsible to clean up after their pets. If pets are left unattended, they are to be inside the RV and must be quiet.

Residents traveling with a cat may select a site anywhere in the resort, provided their cat stays inside the RV or is restrained on a leash at their site if outside.

WALKING

Please respect your neighbors’ privacy and walk on the streets rather than cutting through a resident’s property.

SIGNS

For Sale signs may be placed in RV windows. Submit information to the office to be included on the “Park Models and RVs for Sale” list, which is posted on the bulletin board in the library.

NO SMOKING OR ALCOHOLIC BEVERAGES

No smoking or alcoholic beverages will be allowed in any of the buildings, the common areas such as the pool and ramadas, or at any Park sponsored activities. Gatherings with alcoholic beverage are permitted at residents’ own sites.

SWIMMING POOL

The pool is for residents and their registered guests. Rules are posted and are part of these Rules and Regulations. There will be no alcoholic beverages allowed in the pool areas. Oils and lotions are to be removed before entering the water. Swimming attire will not be allowed in the recreational buildings.

Pool hours are 7am to 9:30pm. Visiting children may use the pool between 10:30am and 12pm and 2:30pm and 7pm. Any guest under the age of 18 must be accompanied by a resident when using the pool. There will be no diving or jumping into the pool.

Use of the pool and spa is at your own risk. Check with your physician before using the spa, especially if you have heart trouble or high blood pressure.

CARPENTRY SHOP

Due to insurance requirements the following policy will be in effect for the Carpentry Shop. The shop will be locked at all times. Before access is permitted, residents must attend a safety meeting, acknowledge that they understand the correct usage of the equipment and sign a Hold Harmless Agreement releasing La Hacienda RV Resort from any liability associated with using the facility. If the above requirements have been met a key may be checked out from the office and returned as soon as possible.

PHOTO CONSENT

Occasionally park residents and guests will be photographed using the park amenities or during various activities at the resort. The resulting images may be placed on the La Hacienda website or social media. If you prefer not to be included in these photos, it is your responsibility to make sure you are out of the camera’s eye when the photographer is present.

GENERAL

  • To be a resident of this resort you must abide by the Rules and Regulations.
  • Complaints must be in writing and signed. Each complaint will be carefully considered so your stay can be peaceful, happy and private.
  • Soliciting in the park is not permitted.
  • Major vehicle repairs are not allowed in the park.
  • Management has the right to approve or reject the type, size and appearance of all recreational vehicles.
  • Management reserves the right to modify and amend these Rules and Regulations as it becomes necessary for the best interests of the resort and the residents residing therein.

INDEMNITY

Management is not responsible to resident, their guests, employees or agents for loss, damage, death or injury of any kind by any use of the resort, or by fire, flood, windstorm, earthquake, theft, vandalism, or other casualties. Resident hereby agrees to indemnify and waive all claims and demands against the Resort, Resort Management and Resort Owners, and will hold them harmless from liability of all claims.
